Mandeville Road
This project was the second project for an Architect in Hertford and was for their daughter’s house.
The existing property didn’t have a downstairs toilet, not much of an entrance hall and the downstairs was all open plan (it didn’t work for a young family).
The plan for this was a small front extension to the whole of the front of the property which would address all the problems above, but the biggest challenge was the geography of the property and the slopping front garden and driveway.
As we tend to do on projects we worked with the client to value engineer to reduce costs from Tender stage as there was also Garage included previously which go removed for budget reasons.
We then go down to planning, we had provided a programme from the outset so the client knew how long the external extension works would take prior to knocking through into the house.
This gave the client clear understanding of how long they had in the property before having to move out to enable the internals to be built (this was the best situation for the young family).
The External Retaining walls and stairs took lots of planning and measuring on site to ensure it matched the plans, the Team did a great job in getting these built with great attention to detail.
The end-product is an appealing entrance to the house from the entrance, more vehicle space and more internal living space which better suits the clients living/lifestyle.
