This project was the 5th Project with Simon Knight Architects in 2025.

The original Tender was for a basement extension and internal reconfiguration and full renovation.

 The costs for the project came in above the client’s budget (this was largely due to the difficulty of access to dig and remove materials efficiently).

 The plans were de-scoped, and we re-priced the project. Following a detailed review in our offices, the client chose us as the successful builder. We like to ensure the client is 100% clear on what has and hasn’t been included in the price for the very start of the project.

 The project now included changing a bedroom on the top floor into an ensuite, knock through a wall on the ground floor to make a bigger living area and install new utility and WC in the existing dining area and install a whole new kitchen in the basement and full renovation throughout the property. There was also some external works to alter the steps to the basement and install new drainage and patio in the basement area.

 The client had a very keen eye for interior design and the finish on this project is top draw. Due to the property being so old, there were some interesting elements to deal with but as always, our teams worked through any issues with the client and always looked for the best and most cost-effective solutions.  

 Another successful project for the client and the family to enjoy their new home.
